Frequently Asked Questions

 General ADU Basics:

1. What is an ADU?
An Accessory Dwelling Unit (ADU) is a self-contained secondary home on your property. It can be a basement apartment, a garage conversion, an attached addition, or a detached unit in the backyard.

2. Why should I build an ADU in Boston?
With housing costs soaring and multigenerational living on the rise, ADUs are a way to:

  • Generate rental income

  • House aging parents or adult children

  • Boost your home value

  • Tap into City funding — up to $57,500

3. What types of ADUs does United ADUs build?
We build:

  • Internal ADUs – basements, attics, or reconfigured floor plans

  • Attached ADUs – additions or bump-outs

  • Detached ADUs – standalone units, including 3D-printed options

We customize the solution to your lot, lifestyle, and budget.

4. How long does it take to build an ADU?
From consultation to completion: 6 to 12 months. We handle everything, including design, permitting, and construction.

Cost, Financing & ROI:

1. How much does an ADU cost?
Total costs range from $120K to $250K, depending on complexity. Detached units tend to cost more but also deliver higher rental income.

2. Are there financing options?
Yes. We help clients unlock:

  • Boston's $50K+ ADU loan/grant program

  • Home equity or cash-out refinancing

  • Coming soon: United ADUs Homeowner Loan Fund

3. How much income can I earn from an ADU?
Most Boston ADUs rent for $1,800–$2,500/month, depending on location and size.

4. Will it increase my home value?
Yes. ADUs typically boost property value by $100K+ — especially in high-demand neighborhoods.

Eligibility & Process:

1. Am I eligible to build an ADU in Boston?
Yes, if you own and live in a 1–3 unit property in Boston. We confirm zoning, structure, and grant eligibility during your free consultation.

2. What’s the first step?
Book a free in-home consultation. We’ll assess your site, review funding options, and create a customized plan.

3. Do I need to hire separate architects or contractors?
No. We handle everything — feasibility, design, permitting, construction, and financing — in one seamless process.

4. What if I change my mind after the consultation?
There’s no obligation. You only pay a deposit if you want to move forward after seeing the plan.

Boston ADU Program:

1. What is the Boston ADU Program?
A City initiative that helps homeowners create rental or family housing — by converting garages, basements, attics, or building small additions — with up to $57,500 in public support.

2. What funding is available?
Eligible homeowners can access:

  • $50,000 in 0% interest loans (deferred until resale or refinance)

  • $7,500 grants (for eligible households)

  • No monthly payments — the city holds the loan until you move or refinance

3. Who qualifies for this funding?
You may qualify if:

  • You own a 1–3 unit home in Boston

  • You live in the home

  • Your income is under 135% of the Area Median Income
    (That’s ~$160,000/year for a family of four)

4. How do I apply?
We do it for you. Our team handles every step of the application process — eligibility, paperwork, zoning approvals, and construction.

5. Is funding guaranteed?
No — funding is limited. The city prioritizes early applications, so it’s critical to start the process ASAP. We help you move quickly and correctly.

6. What if I don’t qualify?
We offer private lending, HELOC support, and flexible financing packages tailored to your situation.

7. Can I use this for a detached ADU?
The city currently prioritizes interior and attached units, but some detached units may qualify depending on zoning. We’ll review your options and advocate on your behalf.

8. How does United ADUs work with the city?
We’re in active partnership with Boston’s Planning Department, Inspectional Services, and Mayor’s Office of Housing. We built our service model to align with their program — giving you a fast, frictionless path to funding and approval.

Design & Construction:

9. Can I choose the design?
Yes. Every unit is customized to your needs and lot conditions. We also offer “fast-track” options with pre-approved plans to speed things up.

10. Do you build ADA-accessible units?
Absolutely. We design for aging in place, including wide doorways, zero-step entry, grab bars, and mobility-friendly layouts.

11. What if my property is small, sloped, or historic?
No problem. We’ve worked on complex sites across Boston and can show you what's possible — even with tight lots or regulatory constraints.

Legal & Permitting:

1. Is it legal to build an ADU in Boston?
Yes — and zoning reforms have made it easier than ever. Many neighborhoods now allow ADUs by right. We verify and guide every case individually.

2. What’s included in permitting?
We handle:

  • Zoning analysis and approval

  • Architectural and structural drawings

  • City permit applications

  • Building code compliance

  • Final inspection support
